According to the Department of Veterans Affairs Annual Performance and Accountability Report for Fiscal Year 2007, the VA guaranteed 133,300 loans for veterans in attaining home ownership or refinancing their loans. So where do active duty and veteran military purchase or refinance their homes? They go to www.valoans.com.

General Veteran Population, States of Residence, Age of Veterans and Female Veterans

Currently there are about 23.5 million living U.S. veterans, 7 percent of whom are women. The percentage of women veterans is expected to increase over time given the increased role of women in the Armed Forces. There are an estimated 37 million dependents (spouses and dependent children) of living veterans and survivors of deceased veterans in the U.S.

Together, veterans, dependents, and survivors make up about 20 percent of America's population. Veterans in just three states - California, Florida, and Texas - comprised over 24 percent of the veterans living in the United States and Puerto Rico as of September 2007. The three next largest states in terms of veteran population are Pennsylvania, New York and Ohio. Together, these six states account for 37 percent of the total veteran population.

At the other end of the scale, the three least populous states in terms of veteran population - Wyoming, North Dakota, and Vermont - plus the District of Columbia collectively accounted for less than 1 percent of the total. As of September 2007, the median age of all living veterans was 60 years. Men's median age was 61: women's 47. The number of veterans 85 years of age and older totaled nearly 1,146,000, compared to 164,000 in 1990.

Between 2007 and 2014, veterans 85 and older enrolled in VA's health care system are expected to increase from 481,000 to 760,000, or 58 percent.

Ready to Buy

Some Americans have put off making an important home purchase, after hearing that lenders are tightening their standards. Yet they may be overreacting to today's market conditions. You don't need perfect credit now to obtain attractive home financing. Most Americans find their credit history allows them to get a low-rate mortgage.

Unfortunately, many aren't aware that lenders are eager to work with them. We'll start your home purchase process by going over your credit report with you, and suggesting ways to improve it. Together we also can review your income and expenses, and estimate how they'll change in the future. Then you'll know how much you can afford to spend on housing.

It's crucial to be certain your monthly payments are affordable over time. Buying a house is a long-term commitment, and you need to insure you'll be able to handle the payments as long as you live there.

Finding Deals

Buyers now are discovering good deals on houses in many areas. Additionally, they're enjoying the benefits of continued low mortgage rates. Comparing how different mortgages would work in your situation allows you to make an informed choice. We'll review your options with you, so you can decide which loan will work best in your circumstances. We'll also answer your questions about the home buying process, and let you know how much you can afford to spend on a house. Talk with us soon if buying a home is a goal for you.

Stay Safe at Home

Older Americans usually want to live in their own homes as long as possible. Fortunately, recent advances are making this a reality. Motion sensors and video cameras in homes are letting adult children keep tabs on their aging parents. And parents enjoy peace of mind by wearing electronic pendants and bracelets which can summon help wherever they are.

Many communities have programs which provide seniors transportation or housekeeping services. Contact local organizations to find out which ones can benefit your loved ones. More advances are coming, since the need is growing as baby boomers start retiring. Shortages of caregivers in the future will mean we'll use automation to help older Americans perform household tasks.

For instance, one system checks to make sure the stove is off and lights are out in the evening. Others track motion around the house and alert family members if there's a change in a person's daily routine. Renovating houses to make them safer for older residents are important steps to take. Improvements range from adding grab bars in bathrooms and installing more lighting to having a master bedroom on the main floor. Contact us if you need funds to make your home safer and easier to live in. You don't need to put off making important improvements which will enhance your life every day.
